Buying a Home in Fort Wayne and Northeast Indiana: A Step-by-Step Playbook

  1. Initial Financial Alignment & Pre-Approval: Connect with a trusted local mortgage lender to review your budget, determine down payment options, and secure a solid pre-approval letter. If you need a few recommendations, I would be happy to help with that.

  2. Needs & Wants Breakdown: Outline your must-haves (number of bedrooms, preferred school districts, single-level vs. multi-level) versus flexible features. No home will check every box so make sure you really focus on the ones that could play the biggest role in your day-to-day life.

  3. Targeted House Hunting: Explore active listings throughout Fort Wayne, Allen County, and surrounding areas, with a close look at neighborhood design and build quality. Please keep in mind that in July of 2024, in order to see a home with a licensed agent in the state of Indiana, you will have to sign a Buyer’s Contract with that specific agent. I can explain in my detail/answer any questions in person or on the phone

  4. Data-Driven Offer Strategy: Review recent comparable sales in the immediate area to formulate a strong, competitive offer price and clean terms.

  5. Inspections & Due Diligence: Hire a professional local home inspector to evaluate structural integrity, roof health, HVAC, and plumbing systems. I have loads of recommendations for this if necessary.

  6. Closing & Handover: Finalize your loan paperwork, do a final walk-through of the property, sign with the title company, and get your keys.
